The average costs are based on the hourly rate of £200 per hour and the number of hours we believe it will take to complete your matter.

Description of disbursements… there is a land reg fee of £270. Land reg fees from £3.00 for the register
Time frames.. as soon as all paperwork is returned the matter is referred to a fee earner the matter can take 8-12 weeks on average. sometimes very much quicker and if there any issues it can take longer we aim to respond to you within 48 hours of any communication.

In relation to these we charge a fixed price of £250 plus vat plus the registration fee of £82.00
For probate we estimate the total at £1500 – £2000 plus disbursements and VAT
For debt collection £1500 – £2000 plus VAT
However if the matter is defended this will be additional, We will give 6 monthly updates advising you.
If you are purchasing
We need the sales pack in from the seller before we can request searches.
We would then order searches ( these can take 2-4 weeks and longer if the property is new ).
We would then raise enquiries ( questions about the property to the seller ) these are usually returned within 7 – 21 days depending on the complexity.
Please expect this process to take a little longer if the property is leasehold because there is more paperwork.
If you are selling
When we have the paperwork in we send out the sales pack.
Please remember the purchase will be taking the above action which is why you may have to wait for that process to finish.
If you are selling leasehold we recommend you request the management pack or LPE1 from the manage- ment company as soon as possible because it will be asked for.
If you are a client and you are not happy you can complain in writing in the first instance to Stephen Davies within 3 weeks. if you are not satisfied with the answer you can complain to the legal ombudsman by clicking here
